Sizing a Window AC – Make Sure it’s Big Enough

The first order of business is to make sure you’re researching the right size window air conditioner for your needs.

12000 BTU Window ACs are rated for up to 550 square feet.

This table based on the US Department of Energy guidelines shows what size window air conditioner you should install.

Space in Square Feet BTUs per Hour Needed
150 – 250 6000 BTUs
250 – 350 8000 BTUs
350 – 450 10000 BTUs
450 – 550 12000 BTUs
550 – 650 14000 BTUs
650 – 750 15000 BTUs

Do you need a 12,000 BTU Window AC? This is the right guide for you if so.

Cooling Tip: Note that these units are rated for “up to” 550 square feet.

If the room faces south or west, has high ceilings or is a kitchen where cooking generates extra heat, you should buy a window air conditioner one or two sizes bigger than what is shown on the chart.

Here are complete reviews of the best 12000 BTU window air conditioners.

#1 Midea MAW12R1BWT Window Air Conditioner 12000 BTU Easycool AC

Best Overall

This Midea window AC combines good value with three performance modes that allow you to customize indoor comfort.

Midea is the largest manufacturer of window and room ACs in the world, and its products are well-built and dependable.

Features: AC mode for cooling. Dehumidify mode to dry the air on damp, chilly days and Fan only mode to move the air or provide white noise. Also:

  • LED Display
  • Full-feature Remote
  • 24-hour Timer
  • Energy-saver/Eco mode raises the temperature slightly to conserve energy
  • One-year parts & labor warranty

Volts: 110-120 volts, so no special outlet is required.

Ratings: Average consumer ratings for this unit from multiple sites are in the mid-80s, which is very good for room ACs.

Pros: Excellent features and several modes that tailor your indoor climate to your preferences. Dry mode is ideal for cool, wet climates.

Cons: Most negative reviews are about units that arrived damaged or in non-working order. Amazon has a good return policy, and Midea has a one-year parts and labor warranty.

Bottom Line: If you want a reliable window air conditioner from one of the most trusted AC names in the world, consider this Midea. It’s available in multiple sizes for all the rooms you need a window AC.

Note – This unit is available in 6K, 8K and 10K sizes too. If you need other ACs, click the link and choose your size or sizes.

#2 Frigidaire 12,000 BTU 115V Window-Mounted Compact Air Conditioner with Remote Control

Frigidaire is another dependable brand with quality parts and good performance. While not an Energy Star AC, it is quite efficient with a 10.9 energy efficiency rating.

The 3.8 pints per hour dehumidification will make the air in your room much more comfortable, whether you cool the air or just dry it on a damp, chilly day.

Features: This unit has 5 modes to customize its performance for excellent climate control and cost savings.

  • AC – for hot days
  • Dry – for cool, clammy days
  • Fan-only for moving air
  • Eco mode – for energy savings, though on hot days it probably won’t provide enough cooling
  • Sleep mode – for quieter, efficient running

Volts: 115. No need to run a 220 line and install an outlet.

Ratings: Positive ratings run 75% to 85%.

Pros: Plenty of modes to tailor operation to your home’s climate needs. Auto-restart automatically restarts the unit when power is restored after an outage.

Cons: ACs that arrive damaged or non-working are the biggest complaint – as they are with all window air conditioners and portable air conditioners. Again, Amazon has an easy return policy with free shipping, of course.

Bottom Line: If you’ve had success with a Frigidaire product in the past, this one should give you the dependability you expect.

#3 Koldfront WAC12001W 12,000 BTU 208/230V Heat/Cool Window Air Conditioner

Best with Heat

This unit heats too. The 12,000 BTU AC is a heat pump, so it uses the same technology to deliver 11,000 BTUs of heat.

The heating is ideal for supplemental heat in a room that isn’t well-heated by the central heat source or in mild climates where only occasional heating is needed.

This unit has a powerful fan to really move the air from side to side and across the room.

Features: Air Conditioning mode, Heat mode, Dry/Dehumidifier mode and Fan mode.

Volts: 230 volts, so a 220-240V outlet is needed. The advantage of 230 is powerful performance plus it is easier on the unit to share the load over two wires (230) vs. one wire (115). The result might be better long-term durability.

Ratings: Positive ratings are in the middle 80s, so this is a top-rated window air conditioner among verified users. People that don’t like it often got a “bad one” and had to return or replace it. Again, this is the most common issue with buying a window or room air conditioner.

Pros: The 230V fan is powerful. Heat mode using heat pump technology like this costs less to run than a space heater, so it’s a good value.

Cons: You might have the cost of installing a 220/240 volt circuit and outlet.

Bottom Line: If you want powerful cooling with the luxury of heat too, consider this Koldfront window air conditioner.

Best Smart AC

#4 Friedrich Chill Premier 12,000 BTU Smart Window Air Conditioner with Built-in WIFI

Friedrich is a premium brand known for quality components and superior performance. It costs a bit more too, but the price is quite good for a WiFi window air conditioner.

There are more details about this brand in our Friedrich Window AC Reviews post.

Features: “Alexa, turn on the AC!” This smart window AC functions with an Amazon Alexa skill to make turning it on that simple. The unit quickly connects to WiFi and can be monitored and controlled from anywhere using the App.

Additionally, it has plenty of modes to give you the climate control you want based on room conditions – AC, Dry, Fan or Auto. Hit “Auto” and set a temperature, and the unit will choose the mode and fan speed needed to hit the thermostat set point.

Volts: 230, so you’ll need a 220/240V outlet. The upside is more durable cooling with 230 volts of electricity.

Ratings: Users like this AC. It is rated between 80% and 90% positive on most rating and review sites.

Pros: Smart, convenient cooling. Better durability with 230V power. A good set or Modes and features like the timer and remote that can be used to control all settings.

Cons: The need to install a 220/240V outlet, if one is not available.

Bottom Line: Consider this Friedrich window air conditioner if you want the convenience of WiFi and smart operation.

12000 BTU Window AC Buying Guide

Getting BTU capacity right is very important.

When buying a central AC, getting one that is too big is a bad idea. However, for a window/through the wall/room AC, it might make sense.

Remember our sizing chart?

Space in Square Feet BTUs per Hour Needed
150 – 250 6000 BTUs
250 – 350 8000 BTUs
350 – 450 10000 BTUs
450 – 550 12000 BTUs
550 – 650 14000 BTUs
650 – 750 15000 BTUs

Here are tips that will ensure you get the right size AC for your room.

12000 BTUs is right for 450-550 square feet as a starting point.

However, we recommend you add 1000 BTUs for each of these conditions:

  • The room’s ceilings are higher than 8 feet
  • The room faces south or west and there are no shade trees, so gets very hot in the afternoon
  • Your climate is especially humid
  • The room is a kitchen, and the oven or range is frequently used while the AC is on
  • The room is on an upper floor
  • The room adjoins an attic or enclosed garage (those spaces get very warm in summer)

For example, if the room where you plan to use the window air conditioner faces south (+1000) and is on the second floor (+1000), you should consider a 14000 BTU AC.

This is the right size AC if, for example, the room is 450-550 square feet, faces north and is on the first floor.

Or, if you have a room 350-450 that has any of the conditions listed above, this unit might be a better choice than an 8K or 10K window air conditioner.

Wrong Size?

If you need a bigger window air conditioner, we’ve got you covered.

We’ve reviewed 5000/6000 BTU8000BTU10000 BTU models and 15000 BTU with top picks too if you need another size for a smaller room in your home.

115 volt vs 230 volt ACs

There are pros and cons to your decision. Or it could be said that each has its advantages.

115V Advantages:

  • Slightly lower cost for the unit
  • You probably have a 115V outlet available already, so you won’t have to spend the $150-$400 to have one installed.

230V Advantages:

  • Better durability because the cooling load is spread over two wires/circuits. This means the motor/compressor runs cooler, so will likely last longer.
  • The cost to run the unit is not higher since your power company charges by watts, not volts.
